CMHC Mortgage Insurance Rebate


Did you know that if you use CMHC-insured financing, you can qualify for a refund of up to 25% of your mortgage insurance premium if you buy, build or renovate your home?

Which homes qualify?

Homes that are built under the following standards are automatically eligible for a partial mortgage loan insurance premium refund:

15% Refund 25% Refund
Built Green Canada (National)

ENERGY STAR® (National)

GreenHouseTM (ON)

GreenHomeTM (YK)

LEED Canada for Homes (National)

Novoclimat (QC)

Power Smart New Homes (BC)

Power Smart for New Homes (MB)

R-2000

A home that is not built under any of the above eligible building standards must be assessed by an NRCan qualified energy advisor and must have a rating that complies with the following:

  15% Refund 25% Refund
EnerGuide Rating 0-100 Scale Rating 82 – 85 Rating 86 – 100
EnerGuide Rating Gigajoules per year Scale Rating of at least 15% lower than a  Typical New House Rating of at least 40% lower than a Typical New House)

Which condos qualify?

Condo units in high-rise buildings built to the LEED Canada New Construction Standard (Certified, Silver, Gold, and Platinum) automatically qualify for a 15% refund.

Your condo may also qualify if it meets the following criteria:

Building is designed to be 20% more energy efficient than compliance with the applicable building code Building is designed to be 40% more energy efficient than compliance with the applicable building code

Which renovations qualify?

You may be eligible for a premium refund if you make any energy-efficient improvements to your existing home. Your home must be evaluated by an NRCan qualified energy advisor before and after the energy efficiency improvements are made.

If your province has not yet adopted the new EnerGuide rating scale, the 0-100 scale will continue to be used until the new gigajoules per year scale has been adopted.

For provinces that have not yet adopted the new rating scale:

If pre-retrofit rating ? 55* Increase rating by 10 points Increase rating by 20 points
If pre-retrofit rating ? 55 Increase rating by 5 points Increase rating by 10 points

For provinces that have adopted the new rating scale:

  15% Refund 25% Refund
If pre-retrofit rating is 200 GJ/year or higher ** Decrease by 45 GJ/year Decrease by 90 GJ/year
If pre-retrofit rating is lower than 200 GJ/year Decrease by 20 GJ/year Decrease by 45 GJ/year
